The gap

Our industry is very good at making promises. About how a place will feel, who will live there, what it will do for the area. I have spent my career helping make them: deciding what gets built, who it is for, and whether the numbers stand up.

For the last ten years I have also been going back to the buildings. The distance between what we promise and what gets delivered is not small, and almost nobody is measuring it. So I started measuring it, and I use fifty thousand data points on what actually goes wrong, where, and what it costs, to help shape promises from the start.

Quality arguments rarely win.Commercial arguments do.
